Ryan earned his Master of Public Affairs degree from Princeton University’s School of Public and International Affairs with a focus on housing and domestic policy. Before joining MOHCD Brendan spent 15 years in residential architecture\, about half of that almost exclusively working on affordable housing projects in the Bay Area. Brendan was raised in San Francisco \, but has lived in Oakland since college. Prior to forming ECarson Consulting\, Erin was the Director of Construction Services at the San Francisco Mayor’s Office of Housing and Community Development (“MOHCD”)\, where she led a Construction Services team\, overseeing all new construction and rehabilitation of affordable housing funded by the City of San Francisco. In this role\, Erin also collaborated with and managed public and private relationships within the City to streamline the permitting and construction processes and improve the quality and speed of housing delivery. Prior to her work at MOHCD Erin was the Director of Housing and Construction Manager at the Marin Housing Authority where she oversaw the housing activities for MHA including multi-family modernization\, BMR Loan and For-Sale programs. Erin also served for 9 years at the San Francisco Redevelopment Agency and the Public Initiatives Development Corporation (a non-profit wholly owned subsidiary of the SFRA)\, prior to which\, she worked at AF Evans as a Sr. Project Manager and with a small independent developer. Erin has over 30 years of experience in housing development\, with a passion and commitment for developing housing that is efficient\, sustainable\, cost effective\, comfortable\, and welcoming. He is a senior fellow with American Leadership Forum Silicon Valley and a board member for Housing Matters and Veggielution. Kendra currently serves on the board of directors as the 1st Vice President for Housing California. \nKendra’s expertise includes the oversight of Low-Income Tax Credit and HUD funded communities and review of financial and maintenance performance goals to ensure residents are provided cost effective\, high quality\, well maintained housing. She works closely with the development department and is responsible for lease up of new affordable housing communities while serving as the organization’s 504/Fair Housing Coordinator. She also serves on the organization’s homelessness task force and is the co-chair of the Inclusion Council. Kendra is committed to mentoring young professionals and helping them explore paths of opportunity throughout the field of aging services. \nKendra has a Bachelor of Arts degree in English from Hampton University and a Master’s in Non-Profit Administration from the University of San Francisco. She has also earned a certificate in Executive Leadership from Duke University. Vivian’s passion for ending homelessness\, strategic vision\, and deep understanding of its complex and impactful operations have made her uniquely qualified to lead Abode Services. \nVivian’s work remains focused on ending homelessness by embracing data and robust evaluation to ensure that Abode is pursuing the most impactful strategies\, seizing opportunities to leverage private and philanthropic resources to maximize the reach of public funding\, and continually expanding their reach by piloting new and promising interventions\, serving new communities\, and doing more of what works whenever possible. This includes the controllership\, investments and treasury management\, capital markets\, financial planning and analysis\, operating budget\, and financial risk management. \nPrior to joining CalHFA\, Erwin spent 20 years in municipal advisory and investment banking roles\, most recently as Senior Vice President at Backstrom McCarley Berry & Co. in San Francisco. SUMMARY:Brown Bag Training: Making State Oversight More Equitable
DESCRIPTION:[vc_row][vc_column][vc_column_text]Recently\, cities across Northern California have incorporated the state mandate to Affirmatively Further Fair Housing (AFFH) into their housing elements. First passed in 2018\, California state AFFH law requires cities to promote access to opportunity\, integration\, transformation of underinvested communities\, and compliance with fair housing law. \nIn some ways\, the AFFH mandate transformed the nature of the housing element\, causing cities to implement a suite of production\, preservations\, and protection policies that previously would have never been on the table. In other ways\, AFFH rules failed to hold cities accountable\, leaving some of their most exclusionary practices in place. \nThis workshop brings together local advocates from across our region to discuss the promise of AFFH and opportunities to further increase its impact. Prior to Fresno Housing\, Prince was the executive director of the Aurora Housing Authority in Aurora\, Colorado. In his early professional career\, he was dedicated to creating and securing financing for affordable housing\, working with both nonprofits and public housing agencies across Washington state. Throughout this period\, he successfully developed thousands of housing units catering to people with special needs\, families\, seniors\, and homeowners. \nPrince has created and shaped national\, statewide\, and local affordable housing policies and efforts to prevent homelessness and improve economic mobility for low-income families. As a public housing leader\, he is passionate about the connection between housing and education and builds essential partnerships to promote education and literacy education in low-income housing communities. He is a board member for the National Association of Housing and Redevelopment Officials (NAHRO)\, the California Housing Finance Agency\, and the National Public Housing Museum. Miriam began her career at SAHA in 2013 as the Director of Human Resources and Operations. Prior to SAHA\, Miriam served as the Director of Human Resources and Administration of Satellite Housing\, where she played key strategic role in the organization’s merger with Affordable Housing Associates to form SAHA. SUMMARY:Permanent Supportive Housing Costs and Resident Outcomes: What Have We Learned and Where Do We Go From Here?
DESCRIPTION:[vc_row][vc_column][vc_column_text]The Terner Center for Housing and Innovation’s recently published brief “Permanent Supportive Housing as a Solution to Homelessness: The Critical Role of Long-Term Operating Subsidies” quantifies the costs of operating Permanent Supportive Housing (PSH) —including both the costs of managing the property and providing supportive services—and examines the implications of insufficient funding on properties\, staff\, and residents. The research was based on the experiences of NPH members who are PSH developers\, owners\, operators\, and their staff and tenants.  It explores how resident outcomes\, including participation in resident services\, on-time rent payments\, and move-outs\, were associated with costs. It also shares findings from interviews and focus groups with staff and residents to understand their experiences and how these resources impact their day-to-day lives.  \nThe purpose of this Zoom meeting-style training is to elevate key findings from the research and offer opportunities to discuss policy implications.
