Amiel brings a wide range of experience in policy research\, data analysis\, and community engagement. \nPrior to Enterprise\, Amiel was involved in community stabilization and housing affordability initiatives with the San Francisco Planning Department where he supported research and community engagement efforts under the community equity division. Merriman serves as MidPen Housing’s Vice President of Policy and Advocacy. Since 2007\, she’s held many positions in the Real Estate Development team\, including project manager. Most recently\, she was the Director of Housing Development for the Peninsula and Silicon Valley. She has contributed to developing over 3\,000 homes in Alameda\, San Mateo\, and Santa Clara Counties. She is a passionate advocate for including homes for extremely low-income and unhoused community members in the vision for our region’s future. She looks for ways to partner with local governments and build coalition with nearly every affordable housing advocacy organization in the San Francisco and Monterey Bay Areas. \nIn 2022\, Ms. Merriman was appointed to the Bay Area Housing Finance Authority’s Advisory Committee. She is also a board member of SV@HOME\, and she co-chairs the County of San Mateo’s Home for All collaborative. She was a member of the All Home technical committee while it developed a Regional Action Plan. Before joining the committee in the fall of 2022\, Nicole served as legislative director to State Senator Josh Becker\, staffing housing\, transportation\, and budget issues for his office along with managing the overall legislative package. She also previously spent three years as a legislative aide to former Assemblymember (and former Housing Committee Chair) David Chiu and first joined the Legislature in 2017. Nicole’s community engagement work includes serving as a board member for the Sacramento Housing Alliance and she previously served as a founding board member\, Operations Director\, and Communications Director of the Capitol LGBTQ Association. Prior to his role as a Banker\, James was a Community Development Banking Underwriter. Janelle was named to San Francisco Business Times’ ‘2025 Most Influential Women in Bay Area Business’ and 2024 ‘People to Know in the Bay Area’. \nPrior to her professional career Janelle was a Loeb Fellow at Harvard University’s Graduate School of Design\, earned a Master in City Planning degree from M.I.T.\, and holds an A.B. in Ethnic Studies and Minor in Public Policy from The University of California\, Berkeley. As the principal executive of the organization\, Noni provides strategic leadership\, oversees all day-to-day operations\, and serves as the company’s primary spokesperson. Her impressive background spans over three decades working in the affordable housing field. She is driven to do this work because she knows first-hand how affordable housing can change the trajectory of one’s life and that if each of us decides to make a difference\, together there is nothing we can’t accomplish. \nPrior to joining Housing Trust\, Noni was Senior Vice President and Chief Operating Officer at Enterprise Community Loan Fund\, where she oversaw the lending\, credit and risk management\, finance\, and administration functions. \nShe currently serves as board chair of the California Coalition for Community Investment\, a coalition of cross sector CDFIs working in California\, and Mercy Community Capital. Since 1992\, he has led CHDC’s growth from an all-volunteer group to a regional organization of nearly 100 staff\, completing more than 1\,500 affordable homes and launching programs in economic development\, lending\, and asset building across Contra Costa\, Alameda\, and Solano Counties. \nA founder and vice chair of the California Black Developer Forum and the National Black Community Developers Group\, Don is a recognized leader in advancing equity and opportunity for Black developers and communities. He is a graduate of Harvard University’s Achieving Excellence program and the College of Idaho. DESCRIPTION:[vc_row][vc_column][vc_column_text css=””]Permanent Supportive Housing (PSH) in California and nationwide is at a crossroad. Decades of evidence has proven that PSH is one of the most powerful solutions to address homelessness and housing insecurity and yet this paradigm is under extreme threat by the current federal administration. \nNPH’s PSH Working Group has been working for the past five years to enhance the sustainability of the PSH model while retaining fidelity to an evidence-based Housing First model. Our work is oriented to sharing\, developing\, and promoting critical research\, policy recommendations\, and peer-based tools that can move implementation of this model forward. \nThis NPH training will provide an overview of our soon-to-be published PSH Workgroup Compendium that summarizes the resources we’ve developed to help PSH properties thrive. (EHRSI). and works closely with our property operations affiliate\, Eden Housing Management Inc. (EHMI). Her background is a testament to her dedication to enhancing the lives of families\, seniors and vulnerable populations. Throughout her career\, she has overseen resident teams\, managed large budgets and spearheaded the development of several transformative programs. Her 25 years of experience in case management\, partnership development\, contract negotiations and team building all contribute to a comprehensive and varied skillset that will serve as a valuable asset to Eden Housing. \nDominique has a history of crafting innovative solutions to complex affordable housing problems. In her former role as Senior Director of Supportive Housing at MidPen Housing\, she led a dedicated team of case managers focused on serving individuals grappling with homelessness and acute medical and mental health challenges. Her visionary leadership underscores a steadfast dedication to effecting positive change in the lives of those facing adversity. \nDominique has contributed to research on aging populations conducted by the Stanford Prevention Research Center\, demonstrating her engagement in broader initiatives aimed at improving the well-being of various demographic groups. In her role\, Ann oversees the Property Management and Resident Services Corporations\, Enterprise Technology & Analytics\, and annual and strategic planning efforts. \nPrior to joining MidPen Housing\, Ann Goggins Gregory served in multiple roles for Habitat for Humanity. She was a Senior Advisor to Habitat for Humanity International as it strengthened and renewed its Support Model to 1300+ affiliates across the US and\, prior to that\, served as COO for Habitat Greater San Francisco\, where she oversaw all programming and planning efforts. \nAnn holds an undergraduate degree from the University of South Carolina\, an MBA from the Kellogg School at Northwestern University and an MPA from Harvard’s Kennedy School of Government. Since joining Eden\, he has overseen the acquisition of projects with over 400 units of new construction opportunity\, and he has overseen the delivery of 130 units in Alameda\, CA in two phases: a 60-unit Senior and Veterans project called Corsair Flats project and a 70-unit Family and Special Needs project called The Starling. Before working at Eden\, Louis got his master’s degrees in city planning and real estate development\, during which time he was a teaching assistant in economic development finance and conducted research for the Real Estate Innovation Lab and the Sloan School of Management. His master’s thesis examined the economics of adaptive reuse projects\, affordable housing and commercial activation in challenging real estate development markets in Massachusetts. In addition to his work in affordable housing\, Louis has held positions in infrastructure and economic development in municipal government at New York City Economic Development Corporation and San Francisco Municipal Transportation Agency.[/vc_column_text][/vc_column][/vc_row][vc_row][vc_column width=”1/4″][vc_single_image image=”91360″ img_size=”medium” alignment=”center” css=””][/vc_column][vc_column width=”3/4″][vc_column_text css=””] \nZorica Stančević\, California Housing Partnership\nZorica Stančević rejoined the California Housing Partnership in 2017. As Senior Director\, Financial Consulting – Housing Finance Training\, Zorica provides financial consulting\, technical assistance\, and training to our nonprofit and government clients throughout California and leads the Partnership’s training division. Zorica brings more than 20 years of experience in affordable housing finance and development. She has experience structuring financing packages with Low-Income Housing Tax Credits and Tax-Exempt Bond financing\, as well as a range of federal\, state\, and local programs\, including local rental/operating subsidies. Zorica has directly contributed to the development or rehabilitation of over 2\,500 units of affordable housing totaling more than $750 million in development costs. \nPrior to rejoining the Partnership\, Zorica spent two years as a Project Manager of Affordable Housing Tax Credit Investments with U.S. Bancorp Community Development Corporation where she underwrote and closed $157 million in Low Income Housing and Historic Tax Credit investments. Before her previous five-year tenure with the California Housing Partnership\, Zorica worked as a Senior Project Manager with A Community of Friends where she managed the development of 250 supportive housing units and $115 million in financing. Zorica received a Master of Arts in Urban Planning with a specialization in Housing and Community Development from the University of California\, Los Angeles and a Bachelor of Arts in Architecture from the University of Minnesota – Twin Cities.[/vc_column_text][/vc_column][/vc_row][vc_row][vc_column width=”1/4″][vc_single_image image=”91359″ img_size=”medium” alignment=”center” css=””][/vc_column][vc_column width=”3/4″][vc_column_text css=””] \nTerence Cordero\, Wells Fargo Community Lending and Investment\nTerence is a managing director and senior relationship manager in Wells Fargo’s Community Lending and Investment Group. In this role\, Terence is responsible for the origination\, underwriting\, and closing of Low Income Housing Tax Credit equity investments\, which is the primary vehicle for the development of affordable housing communities in the nation through a public/private partnership that leverages federal funds with private investments. Terence has more than 20 years of experience in financial services. Prior to joining Wells Fargo\, Terence was with the LIHTC acquisitions group at Enterprise Community Investment\, where he underwrote and closed LIHTC investments for multifamily developments in New York City. Terence earned his B.A. in Philosophy from the University of California Los Angeles and M.S. in Public Policy and Management from Carnegie Mellon University. Proactive in identifying opportunities to optimize schedules and manage costs\, he ensures projects are efficient\, sustainable\, and aligned with client goals. Employing her strong technical and design expertise gained from her world-class mentors in architecture and construction\, she continuously brings learnings from the job site back to her team to level up their skills in delivering high-quality homes to the communities they serve. \nKate’s practice is anchored in advocacy. You’ll regularly find her at a podium advocating for policies that create housing abundance in state capitols and city councils. Kate co-founded YIMBY Fort Collins\, a pro-housing advocacy organization in her home town. In 2023\, she completed Eden’s first modular and first 100% permanent supportive housing project in Vallejo\, and recently built a 72‐unit new construction project for families in Castro Valley. She’s currently working on Eden’s first LGBTQ+ seniors project. Samantha’s previous work includes policy analysis for Los Angeles Mayor’s Office of City Homelessness Initiatives\, promoting accessory dwelling units (ADUs) for Bay Area jurisdictions\, and advocating for low-income residents of San Francisco’s SOMA neighborhood.[/vc_column_text][/vc_column][/vc_row]
