While affordable housing remains the number one issue to Bay Area voters, affordable housing advocates had to hold their breath in anticipation waiting to see whether critical affordable housing bills would be signed in the final days of the 2018 legislative session. Fortunately, on Sunday evening, Governor Jerry Brown acted on the final bills of the final legislative session of his tenure as the state’s chief executive and among the bills in the last stack he signed was AB 2923 (Chiu and Grayson), the BART transit-oriented development accelerator bill co-sponsored by NPH.

While some local control and NIMBY concerns were raised, NPH and supporters advocated that AB 2923 was smart, sound policy that will allow us to simultaneously address our housing affordability and climate change crises. Our efforts included testifying in committee hearings, providing Action Center tools to supporters, convening and organizing support within the NPH Legislative Issues Committee, penning an op-ed and working to educate reporters and the public about the bill’s benefits. NPH was proud to do our part to ensure this badly-needed policy will be brought to our Bay Area…

We are also thrilled that other NPH sponsored bills passed, including AB 2562 (Mullin), which enhances project feasibility and long-term affordability, and AB 2035 (Mullin) which allows local jurisdictions to promote and fund affordable housing through local financing. NPH wants to recognized and celebrate Michael Lane, NPH Policy Director, for his tireless work with elected officials, members, and partners to get these and other NPH priority bills over the finish line!

As part of NPH’s regional electoral strategy, NPH is building public support and public will and activating and engaging our communities to say YES to affordable housing. NPH is proud to support our members and partners in developing critical advocacy skills to allow our members and partners to best support the critical affordable housing ballot measure opportunities available to our communities this November.

Thank you to everyone who joined us for our series of Speakers Bureau Trainings to help us reach community members about the critical opportunity to re-invest in our communities and affordable housing by voting YES on Prop 1, Prop 2, and other local affordable housing measures.

Now, NPH is leading a series of trainings throughout the Bay Area for Resident Services staff who are interested in learning tactics to support voter registration and education programs on site. These trainings aim to help staff navigate the details of the ballot and tested tactics for how to best engage residents in a respectful way, working to increase voter registration and turn-out. Join us at one of the following trainings:

Hosted by the Emerging Leaders Peer Network, this workshop and training will discuss how to qualify for a Density Bonus; use incentives, concessions and waivers to reduce project costs and modify development standards; determine applicable parking reductions; and understand the public agency process for reviewing and approving Density Bonus applications.   • Thursday, October 25: NPB Brownbag Training "Sustainable Site Design: Innovations and Strategies for Developing High Achieving Green Projects." Through an interdisciplinary panel discussion of case studies, attendees will learn strategies to meet the California Building Code CalGreen, GreenPoint, and LEED requirements, and to help projects exceed Title 24 Energy Modeling requirements. Register here.

Wednesday, 10/10: California Budget & Policy Center: Key Statewide Measures Forum. This free, half-day event will examine key statewide measures on the November ballot and what they could mean for housing, transportation, and our communities. These measure will include: Prop. 1 (affordable housing bond), Prop. 2 (mental health dollars for homelessness), Prop. 5 (expanding local property tax breaks), Prop. 6 (curtailing transportation funding), and Prop. 10 (rent control.)

Thursday, 10/11: SV@Home "Do the Math – A Walkthrough of Market Rate Costs" Luchtime Forum. This luncheon forum series dives into the cost of building housing—market rate and affordable—and the role that retail and parking requirements play in allowing or preventing new mixed-use or residential developments to move forward. This session is intended to be a primer about market rate housing costs. 


Monday, 10/15: Sacramento Housing Alliance’s Regional Affordable Housing Summit. In Downtown Sacramento, join Sacramento Housing Alliance and 350+ affordable housing leaders to share innovative solutions to our regional housing and homelessness crisis. This year’s theme is “Bring It Home 2018,” for putting permanent affordable homes first in our plans, our budgets, and our neighborhoods.


Friday, 10/19: Eden 50th Anniversary Champagne Brunch. Join Eden Housing for a champagne brunch to toast their 50th Anniversary of providing affordable homes for individuals and families throughout California. 


Saturday, 10/20: Housing Leadership Day. Join Housing Leadership Council at San Mateo County’s premier housing policy conference, bringing together elected officials, business leaders, community activists, and the nonprofit housing community to design, refine, and build the public support needed for the policies that will address the root cause of the affordable housing crisis. 


Friday, 11/02: Framing the Future. Join Habitat for Humanity San Francisco for a conversation with Pulitzer Prize-winning author and Princeton sociologist, Matthew Desmond, who casts his expert eye over the affordable housing crisis facing San Francisco, San Mateo, and Marin.

Tuesday – Thursday, 11/6 – 11/8: BRIDGE Housing Asset Management training. BRIDGE Housing offers an advanced Housing Asset Management course for participants who have completed or tested out of CHAM curriculum coursework. During a three in-person days of the class, students will explore techniques for analyzing and managing portfolios of properties, through exercises involving both case studies and analysis of their own organizations’ portfolios.


Thursday, 11/8: San Francisco State University Center for Applied Housing Research lecture. Save the date for this speaker reception and lecture with Dr. Edward G. Goetz, Director of the Center for Urban and Regional Affairs and Professor of Urban Planning at the Humphrey School of Public Affairs at the University of Minnesota. Dr. Goetz will present "Housing Policy and the O-Word: Getting beyond the mistakes and constraints of the ‘Opportunity’ paradigm."

Thursday, 11/15: Urban Habitat State of the Region. Register now for the 2018 State of the Region event:This year’s theme is Fighting Resegregation through Community Control, which will kick off with keynote speaker, Maria Poblet, the former Executive Director of Causa Justa::Just Cause, followed by three interactive workshops and a panel.


Tuesday – Wednesday, 11/27 – 11/28: National Housing Conference’s #Solutions2018 in Washington DC. NHC’s national housing policy convening will explore key federal housing policy issues and the interplay between those policies and the work carried out in states and local communities. Solutions for Affordable Housing will also feature NHC’s first Advocacy Day, giving you the chance to make your case for the policies your community needs.
