BART BILL NEEDS YOUR HELP 

NPH priority bills AB 2923 (Chiu and Grayson) and AB 2562 (Mullin) were passed by Senate Appropriations last week in an exciting Suspense File day move, and now head to the Senate Floor. AB 2923 would enable the creation of thousands of new affordable homes at and around BART stations. AB 2562 would create more affordable housing across California by granting HCD the authority to adjust its interest rates on loans coupled with federal Low Income Housing Tax Credits (LIHTC) to make affordable housing projects more feasible.

It is critical that we deliver a strong message to Senators to pass these bills. AB 2923, the BART transit-oriented development accelerator bill, especially needs our help in getting over the finish line

HOUSING AT THE BALLOT

GET READY FOR NOVEMBER

NPH is working hard to get ready for November opportunities. Led by NPH Director of Advocacy & Community Engagement JR Starrett and Kevin Zwick, NPH Board Campaigns Committee Chair and CEO of Housing Trust Silicon Valley, staff provided a briefing on statewide and local ballot measures to the NPH regional steering committee last week. Speaking to more than 50 Bay Area non-profit affordable housing leaders, NPH was proud to deliver the news that affordable housing is leading the ballot in California.

From statewide measures Prop 1 and Prop 2, to local opportunities in Santa Rosa, BerkeleyNapa County, Santa Cruz County, and San Jose, NPH is supporting, organizing, and convening efforts to educate members and supporters about these exciting opportunities. If all measures are approved by voters, our communities would secure an additional $7 billion of investments for affordable housing!

Fundraising & Membership Associate – Full-Time
The Fundraising & Membership Associate is a skilled professional responsible for supporting strategy coordination and execution for NPH’s fundraising (which includes grants, donations, and event sponsorships) and membership activities. The successful candidate will be detail-oriented and organized, have excellent written and oral communications skills, be committed to quality work, thrive in fast-paced environments, and have a proactive and collaborative approach to working with colleagues, members, and partners. Communications Assistant – Part-Time
A successful Communications Assistant will love digital communications and have experience with email and social media programs, familiarity in CRMs (ideally, Mailchimp, SalsaLabs, and Salesforce), social media (Facebook and Twitter), and WordPress. The Communications Assistant should have a gift for writing and a strong eye for editing – specifically, writing copy for email programs, blog posts, and social media. AUGUST NPH WORKSHOPS

Thursday, August 23: What Lies Beneath — Top 10 Lurking Dangers in Construction Contracts. In the sprint to closing a construction loan for an affordable housing project, the construction contract is frequently overlooked and often misunderstood. NPH’s August Brown Bag workshop will discuss the 10 most significant provisions, including some hidden risk allocation provisions and other clauses that appear harmless to the untrained eye, but, in fact, fundamentally alter the owner’s expectations. Tuesday, August 28: HVAC & Title 24 – Not Just Hot Air! Join a panelist of experts, convened by the Emerging Peer Leaders Network (ELPN), to explore HVAC systems and Title 24, a new code that may impact the decisions you make about building systems. Shannon Allison from Integral Group and Ryan Jang from Leddy Maytum Stacy Architecture will dive into the depths of hydronic, electric, forced air, and heat pump systems, while Nick Young from the Association for Energy Affordability will share how the new Title 24 has caused a shift in greener projects. At the workshop, you will both learn about the new systems as well as the impacts it could have on all future projects. Not only will you learn about new systems, but also the impacts it could have on all future projects.
