After a successful year of advocacy and capacity-building for our affordable housing movement, we invite you to join us for NPH’s Annual Holiday Member Party—open to members and those considering membership!

This event will be a chance to celebrate you, our movement, and the affordable housing industry, while connecting with the NPH community. If you’re already a member, your participation is especially important as we’ll be voting for the new NPH Board members who will lead our strategic efforts in the year ahead.

Join us for an intimate gathering to socialize, celebrate this year’s victories, and hear updates on strategy, policy, and programs for 2025.

Ray Bramson, Chief Operating Officer, Destination: Home

As Chief Operating Officer at Destination: Home, Ray works systematically to meet Destination: Home’s goals by addressing key staffing, process, and infrastructure issues, while also overseeing the organization’s housing loan portfolio, grantmaking, communications, and development functions. Having focused on homelessness and affordable housing issues for the majority of his career, Ray previously worked for the City of San Jose, leading the city’s Homelessness Interventions and Solutions Division in the Housing Department.

Prior to joining the city, he was a philanthropy manager at Silicon Valley Community Foundation, and before that Ray worked with HomeFirst–a Santa Clara County safety net organization–as Director of Development. An alumnus of UC Santa Barbara, Ray spent the year following his graduation with the AmeriCorps National Civilian Community Corps serving impoverished communities throughout the southeastern United States. He is a senior fellow with American Leadership Forum Silicon Valley and a board member for Housing Matters and Veggielution. Ray is also currently pursuing his Masters in Liberal Arts from Stanford University.

Kendra Roberts, Vice President of Operations,
HumanGood Affordable Housing

Kendra Roberts has over 20 years of experience as an advocate in affordable housing and has devoted her career to ensuring that everyone has a safe place to call home. She is currently the Vice President of Operations for HumanGood Affordable Housing. In her role, she oversees operations of over 100 communities across five states and is responsible for the compliance of complex housing programs, staff development/training, facilities, resident relocation and every aspect of operations. Kendra currently serves on the board of directors as the 1st Vice President for Housing California.

Kendra’s expertise includes the oversight of Low-Income Tax Credit and HUD funded communities and review of financial and maintenance performance goals to ensure residents are provided cost effective, high quality, well maintained housing. She works closely with the development department and is responsible for lease up of new affordable housing communities while serving as the organization’s 504/Fair Housing Coordinator. She also serves on the organization’s homelessness task force and is the co-chair of the Inclusion Council. Kendra is committed to mentoring young professionals and helping them explore paths of opportunity throughout the field of aging services.

Kendra has a Bachelor of Arts degree in English from Hampton University and a Master’s in Non-Profit Administration from the University of San Francisco. She has also earned a certificate in Executive Leadership from Duke University. In her personal time, Kendra enjoys traveling, spending time with her family, and reading.

Vivian Wan, Chief Executive Officer, Abode Services

As Chief Executive Officer of Abode Services, Vivian leads one of the largest, most impactful organizations working towards ending homelessness throughout the Bay Area. Vivian has been a leader at Abode for 17 years, transforming Abode Services from a small nonprofit serving close to 1,000 people experiencing homelessness every year to an industry leader now serving more than 15,000 people a year through sustainable housing solutions. Her commitment to excellence, growth of evidence-based practices, and authentic partnerships have helped expand Abode’s impact throughout seven Bay Area counties. Vivian’s passion for ending homelessness, strategic vision, and deep understanding of its complex and impactful operations have made her uniquely qualified to lead Abode Services.

Vivian’s work remains focused on ending homelessness by embracing data and robust evaluation to ensure that Abode is pursuing the most impactful strategies, seizing opportunities to leverage private and philanthropic resources to maximize the reach of public funding, and continually expanding their reach by piloting new and promising interventions, serving new communities, and doing more of what works whenever possible. Her success relies heavily upon partnerships and collaborations with a range of stakeholders, including local government representatives, State and Federal policymakers, community-based organizations, advocates, and people with lived experience of homelessness – partnerships that help ensure that Abode’s programs are truly reflective of the diverse perspectives, priorities, and needs of the communities that we serve.

Vivian holds a Bachelor’s degree from University of California, Davis in Sociology, Comparative Studies and World Development and a Master’s degree from University of California, Berkeley in Social Welfare, Management and Planning.
